NEW YORK - Bad news for art house movie fans.

The Landmark Sunshine Cinema in Manhattan is closing for good this Sunday.

The property on East Houston Street is being sold for more than $31 million.

The developers plan to convert the site into retail and office space.

The theater first opened in the early 1900s and featured vaudeville acts.

It was closed for many years before reopening as the Landmark Sunshine in the 1990s.

Landmark's West 57th Street theater will remain open.
