Developer Offers Tenants A Piece Of Quiet

A new development in Brooklyn is looking to draw in tenants with the help of some peace and quiet. NY1's Shazia Khan filed the following report.

From pools to media rooms to rooftop oasises, developers are always looking for ways to entice tenants. At 80 Metropolitan in Williamsburg, they are also offering an amenity you may not have heard of -- acoustical privacy.

"We live close together, we share a lot of common space and someone being at home whether they are actually into their hobby of music or whether they have families next door, people really want to have the most privacy they possibly can," said 80 Metropolitan exclusive broker Jay Overbye.

The sound conscious building is Steiner NYC's first foray into residential development. The developer, behind the Brooklyn based film and television facility Steiner Studios, used its acoustic expertise to build units that afford quieter living.

A number of soundproofing techniques were employed to reduce sound. Double pane windows have been recessed by eight inches to minimize exterior noise, ceilings and floors were reinforced with extra concrete and moisture resistant sheetrock and walls have staggered studs.

"That means that your studs don't touch your neighbor's wall and your neighbor's wall doesn't touch your wall," Overbye said.

In many apartments, it's not uncommon to listen to one's neighbor through bathroom or kitchen vents. At 80 Metropolitan, however, that's not a problem because neighbors don't share vents.

The quiet factor was one draw for prospective tenant Carrie Salter who believes good fences make good neighbors. The Chelsea resident is just about to close on a one bedroom in the building.

"I think we all try to be good neighbors but everybody has a different lifestyle and I do believe in doing your own thing but I don't necessarily want to hear it," Salter said. "So having the building constructed in such a way that noise is reduced really was a selling point for me."

80 Metropolitan includes 114 apartments and nine, three story townhouses. Studio prices start at $399,000. The sales office says just about 45 percent of the complex is sold.
