Children’s playrooms have become a standard amenity in buildings that are considered family-friendly. Now, many new developers are upping the ante by offering a new amenity to draw in buyers with kids.
"A new trend we are seeing now is outdoor playgrounds for children, a very appealing concept for any buyer because of the added value to their purchase," says Shlomi Reuveni of Brown Harris Stevens SELECT. "At the end of the day, on a practical level, it’s an incredible lifestyle, an extension of your indoor living."
Years ago, you could find private outdoor playgrounds here and there. But it is now the hot trend for new developments because it offers caregivers a safe and convenient place for kids to play without the hassle and crowds of public playgrounds. That’s a convenience buyers are willing to pay for.
At the Laureate on the Upper West Side, for example, their outdoor play space has been a great marketing tool.
"We bring the buyers down to our amenity level," Reuveni says. "This, at the end of the day, possibly seals the deal.
Over at Sky View Parc in Flushing, they, too are taking advantage of their outdoor space. Their entire roof is dedicated to outdoor activities for kids and adults.
"Here at Sky View Parc on our beautiful four-acre rooftop garden, we have a full-size children’s playground for all of our kids to run around, play and basically wear themselves out," says Helen Lee, the director of Onex Real Estate Partners. "It has all the bells and whistles. On top of that, we also have two full-size tennis courts, a basketball court, a running track, a putting green and even a dog run."
Residents can access all of it without leaving the building. When open space is at such a premium, developers realize even a small private outdoor facility is something buyers are drawn to. That’s why more and more are being built.
While this new hot amenity is translating to big business for buildings and buyers, for the kids, it’s just another cool place to live it up.
